Most property software has added an AI section this year. Here is ours: one thing that runs today, three we are building, and four we have decided not to do.

Make Property Management Intelligent

When a tenant reports a problem, the description is read on arrival and categorised — so a gas smell is treated as urgent immediately, rather than waiting for someone to open the queue and notice. The person can always override it.

That is the complete list of what AI does in the product today. We are not going to pad it.

These do not exist yet. They are described because the shape of them is decided and early-access users are shaping the order — not because you can use them.

Document assistant

Summarise an agreement, pull out the dates, find the financial terms and obligations, and search what a document actually says. Blocked on something basic: there is no document store yet, so there is nothing for it to read.

Portfolio assistant

Ask in plain language — which leases expire in the next 90 days, which properties are below target occupancy, which tenants are outstanding — instead of assembling the answer from four screens.

Operations assistant

A prioritised view of the day: what is overdue, what renews soon, which maintenance is urgent, which document needs attention. Bring the important items forward rather than making you search for them.

A list of AI features is easy to write and impossible to distinguish. What a company refuses to automate tells you considerably more.

Decide who gets to live somewhere

We do not run tenant screening and we do not produce a score, a recommendation or an adverse-action decision about an applicant. That is a deliberate, recorded decision — not a gap.

Set your rent for you

Rent-setting by algorithm has a well-earned reputation problem, and in some markets it is legally constrained. We will show you what your own portfolio is doing. What you charge stays yours.

Write to your tenants unsupervised

Drafting is useful; sending is not. Anything that goes to a tenant in your name gets read by you first.

Hide the reasoning

If something is surfaced as urgent, you can see what made it urgent. An assistant you cannot interrogate is a rumour with a progress bar.

Why so little, so far

Because the useful version of every assistant above depends on the records underneath being complete and correct. An assistant that answers confidently from a half-populated ledger is worse than no assistant — you would not know which answers to distrust.

So the order is deliberate: get the record right, then make it answer questions. The triage feature exists today precisely because maintenance was the first area where the underlying record was complete enough to act on.
