What is Rent N Lease?
What is RentNLease?
A platform for managing properties, leases, tenants, payments, maintenance and documents in one connected environment, rather than across four systems and a spreadsheet.
Who is it designed for?
Property owners, property managers, real estate operators and enterprise portfolios — and individual landlords with a handful of units. The underlying record is the same; how much of it you need is not.
Is it only for residential property?
No. Residential and commercial are both supported today — office, retail, industrial, warehouse, storage and mixed-use — with a longer-term intention to extend to other rentable assets.
Can I manage multiple properties?
Yes. Properties, buildings, units and portfolios are managed centrally, with occupancy and delinquency rolling up on their own.
Is RentNLease an ERP?
No, and it does not try to be. It is a specialised platform for property, leasing and asset lifecycle management. The intention is to connect to enterprise finance systems rather than replace them — though those integrations are not built yet.

Can I manage leases?
Yes. Lease information, dates, terms, payment obligations, renewals and amendments are core, with the executed document filed against the unit.
Can tenants use it?
Yes. Tenants get their own portal to see what is due, pay it, download receipts, raise maintenance and find their lease. It is deliberately simple at this stage rather than feature-rich.
Can tenants submit maintenance requests?
Yes — with photos. Requests are categorised on arrival, assigned to a vendor, tracked through a seven-step workflow and closed only when the tenant confirms the work.
Can I track rent payments?
Yes. Obligations, payment activity, outstanding amounts and full payment history, with each payment matched to the right lease and period automatically.
How do tenants pay?
By ACH or card through Stripe. Payments are captured against the right lease and unit, and a receipt issues when the payment confirms. The exact settlement arrangement for the United States is being finalised and will be set out in the customer agreement before anyone is onboarded.
Do you support AI?
One AI capability runs today: a maintenance report is read on arrival and categorised, so an emergency is treated as one immediately. Document, portfolio and operations assistants are being built and are not available — see our position on AI, including what we have decided not to automate.
Migration and Integrations
Can I migrate my existing properties?
Yes. Properties, units, tenants, leases and open balances come across, with errors reported as a list of rows to fix rather than silently dropped.
Can I migrate from spreadsheets?
Yes — that is the normal case. Structured spreadsheets and system exports are supported today. A dry run writes nothing and shows you exactly what would land before anything goes live.
Can it integrate with my other systems?
Not yet. Accounting, identity, communication, BI and CRM integrations and an API are all on the roadmap, and none of them is available today. We would rather say that than let you find out during implementation.
Can it support multiple countries?
Two markets are modelled today — the United States and India — each with its own property vocabulary, payment methods, tax artefacts and consent rules. It is not one product translated. The UAE is on the roadmap and is not open. No payment rail is live in any market yet; the roadmap sets out what runs today.
